Do you take pets?
No, sorry.
How do I qualify?
- We require that your income or combined income be 3x’s amount of your rent.
- No Felonies
- We run a credit check and charge you a small fee that is non-refundable.
- Your credit must be in good standings. If not we may require a co-signer.
- No past utility collections on the credit report.
- No past landlord collections on the credit report.
- We check employment history and references.
How much notice must I give you if I want to move?
- Washington State Law requires you to give written notice 20 days prior to the end of the month in order to not be liable for next months rent. We do have a 20 day notice to vacate form that you may download off of our website.
- Oregon State Law requires you give a written 30 day notice in order not to be liable for next months rent.

When is rent due?
Rent is due on the 1st day of the month. We do offer a grace period of 5 days. It will be counted late on the 6th day of the month and you will be charged a late fee at that time.
How do I request maintenance done on my unit?
- You may let your manager know and he/ she will write up a work order for you. You may also call our office at 509-697-4874.
- We also have maintenance forms on our web page that you may fill out and send in to us.
What is your policy on attending to maintenance requests?
In accordance to Washington state law:
- 24-hours to begin to restore heat, water or electricity.
- 24-hours for very hazardous condition.
- 10 days to begin to make repairs in all other cases.
What happens if there is a maintenance problem after hours?
- If it is an emergency which consist of heat, water or electricity issue, you may call our office at (509) 697-4874 and leave a message. You will then be called back by one of our maintenance team members.
- If it is NOT an emergency you can leave a message for our front desk clerk or call during business hours.
How do I contact the utility companies to put it in our name?
We have a list on our website with all the phone numbers you will need.
How long do I have to put utilities in my name?
- You have three days to put them in your name before you are charged a conversion fee per your rental agreement.
- When you do call in, backdate to the date you moved in. Or pre-arrange with the utility company when your move in date will be.
How long is your lease?
It is a month to month tenancy, with a minimum of 6 months in order for your deposit to be refundable.
What if I leave before the 6 months?
You will forfeit your deposit, and are still liable for any charges that are applicable per your rental agreement.
