Rental Criteria

          Before submitting your application with us, please review our rental requirements & qualifications.

 Rental Requirements & Information:

 

  • $50 Application Fee; This fee is non-refundable once the application has been submitted. This will need to be completed by all parties over the age of 18 that will be residing in the home. If a cosigner is required, they will also need to complete the $50 fee for the full screening process. Veterans and active military are exempt from this fee. Applicants must be at least eighteen (18) years old to enter into a lease agreement.


  • Identification; A current and valid photo ID or passport must be uploaded to the application. If you are a military member or veteran, please be sure to include your military ID or any documentation of your current status.

  • Required Information; All applicants and cosigners must include 2 personal references and 1 emergency contact within the application. We will need their name, relation, and contact number. The personal references will need to be separate from your emergency contact. These individuals can be friends, coworkers, and/or family members.

  • Animal Information; Please list any animals that will be moving into the home with you. We will need their breed, age, estimated weight, and name. We ask you to please be sure to include their updated vaccination records, spay or neuter records, and a photo of the animal. Reasons For Cosigner;

  • Low credit score; Below 600 requirement
  • Previous but paid landlord or utility collections
  • Low income; Below (3) times monthly rent of unit applied for
  • No rental history, or only rented from relatives
  • Invalid Social Security Number. We are unable to process applications with an ITN number.


Income Requirements:

  • Income must be three (3) times the monthly rent of the unit you have applied for. Please include your most recent pay stub (full document from your employer), 3 months of bank statements, or your current W2. Please be sure that any income documents have your name along with your employer's name (if paystub) Screenshots with minimal information cannot be used to verify income properly. Offer letters can also be used as income verification.

Credit Requirements:

  • Credit scores must be 600 or higher and established for a minimum of 2 years with at least 2 accounts open. Any accounts in collections are subject to review and/or the possible need of a cosigner  Any bankruptcies filed in the last 7 years is also subject to review and can result in the need of a cosigner or possible denial.
  • Any past due utility accounts must be paid in full with proof of payment- failure to do so, can be subject to denial.

Rental History:

  • Verifiable two (2) years of rental history. Please be sure to provide your current and previous landlord's contact numbers along with their email address to allow our team to complete all rental verifications.  Family and friends will not be recognized as rental history, unless consistent proof of monthly payments can be provided (proof of receipt of payment must be provided). Failure to provide this information can cause a delay in your application process. 
  • Two (2) or more 3-Day notice (pay rent or vacate) within the last 12 months from a past landlord, will result in a denial.
  • Rental history reflecting any unpaid/past due rent or damage balances due to past landlord or management will result in application denial.
  • Any past unlawful detainer action or eviction will be investigated before denial.
  • Any rental history upon which previous landlord or management refuses to re-rent to applicant will result in denial.
  • Rental history reflecting property damages not paid for will result in denial.
  • Rental history reflecting pet violations will result in denial.
  • If you are a current homeowner (2+ years), proof must be shown that home loan is not/has not been delinquent.

Background Check:

  • All applicants must complete a background check during the application screening. Any felonies in the last 10 years will result in denial, and any violent felonies at any point will result in an automatic denial.
  • Any criminal offense of physical or violent nature against people or property will be investigated further.
