Please note that a vacate notice must be submitted and received at least 30 days prior to the end of your lease term. For month-to-month agreements, notice must be submitted 20 days before the end of the month. We unfortunately cannot make exceptions to this policy, and failure to submit your notice in time may result in additional fees at move out. If you need to break your lease early, please contact your property manager to discuss available options.
We appreciate the time you’ve spent with us, and while we are sad to see you go, we want to ensure your move-out process is as smooth as possible. Please refer to the cleaning checklist and video on this page, which are designed to help you maximize your deposit return.

Preparing Your Space for Departure
Before You Move Out: What You Need to Know:
To help ensure a smooth transition and avoid any additional charges, please review the following move-out guidelines:
- Complete Removal of Belongings:
All personal items must be removed from the unit by 12:00 PM (noon) on your scheduled move-out date. This includes furniture, décor, and anything else you brought into the home. - Furniture Disposal:
Please do not leave unwanted furniture or large items in or around dumpsters—this creates a safety and disposal issue and will result in removal fees. - Where to Donate or Dispose Items:
- Habitat for Humanity – Call ahead to see if they are accepting items or offer pick-up.
- Yakima Union Gospel Mission (YUGM) Thrift Stores – A great option for donations.
- Local Landfill/Dump Sites – If the item cannot be donated, please transport it to an approved disposal site.
Taking a few extra steps now helps protect your deposit and ensures a clean, move-in-ready space for the next resident. To arrange a move-out walkthrough, please contact your property manager at least two weeks in advance to ensure it can be completed a few days before your final move-out date.
